After facing the challenges of a previous venture, entrepreneur Nick Donahue has successfully secured $1.65 million in funding for his new AI-powered startup, Drafted. This marks his second attempt to tackle the persistent problem of making custom home design accessible and affordable, a mission deeply rooted in his upbringing within the U.S. construction industry.
From Atmos to Drafted: A Founder's Evolution
Donahue's fascination with the high costs and lengthy timelines associated with custom home design began early, observing his parents' careers in home building and sales. This led him to drop out of NC State and move to the Bay Area, where he founded his first company, Atmos.
Atmos, a Y Combinator alumnus, successfully raised $20 million from prominent investors like Khosla Ventures and Sam Altman. It aimed to streamline the custom home design process by combining in-house designers with backend software. The company grew to 40 employees, generated $7 million in revenue, designed $200 million worth of houses, and built 50. However, as Donahue explained, it became "an extremely operational business," more akin to a "glamorized architecture firm" than a scalable tech solution. The final blow came when the Federal Reserve's interest rate hikes made custom homes unaffordable for clients who had spent months on designs, leading to Atmos's shutdown nine months ago.
Drafted: A Lean, AI-Driven Approach
Instead of taking a break, Donahue regrouped and launched Drafted. Now nearly five months old, Drafted embodies everything Atmos wasn't: it's lean, operationally simple, and entirely AI-driven. The software generates residential floor plans and exterior designs in minutes. Users simply input their requirements—such as number of bedrooms or square footage—and receive five unique designs. If unsatisfied, they can generate more until they find a perfect fit.
Securing New Investment
Drafted has quickly attracted significant attention, raising $1.65 million at a $35 million post-money valuation. Key investors include Bill Clerico, Stripe's Patrick Collison, Jack Altman, Josh Buckley, and NBA player Moses Moody. Clerico, an angel investor in Atmos, was particularly impressed by Donahue's resilience and conviction. He reportedly urged Donahue to "please take our money" repeatedly, highlighting the strong belief in the founder's vision.
The company currently operates with a small team of six, four of whom are former Atmos employees, bringing valuable institutional knowledge to the new venture.
Democratizing Custom Home Design
Drafted's value proposition is straightforward: it bridges the gap between expensive, slow architectural services and cheap, inflexible online templates. For a complete plan costing between $1,000 and $2,000, Drafted offers customization at a fraction of traditional costs and time. This affordability is made possible by Drafted's proprietary AI model, trained on real, permitted house plans. This specialized model is incredibly efficient, costing just two-tenths of a penny per floor plan to run, significantly less than general-purpose AI.
Currently, Drafted focuses on single-story homes, with plans to expand into multi-story and lot-specific features. While the custom home market in America—around 300,000 out of a million new homes annually—is not massive, investors like Clerico see a "chicken-and-egg problem." They argue that by making custom design cheap and fast, Drafted could expand the market significantly, much like Uber transformed personal transportation. "There’s really no reason in the future why everyone shouldn’t have a totally custom designed home," Clerico asserts.
Challenges and the "Moat" Question
However, the housing market has historically been resistant to disruption. The question of a "moat"—what prevents competitors from replicating Drafted's offering—remains. Donahue points to brand and customer loyalty, drawing a parallel to Midjourney, the AI image generation platform. Despite numerous new image AI models, Midjourney's usage remains strong because customers keep returning to a trusted brand.
Donahue believes that by moving quickly and satisfying enough customers, Drafted can establish itself as the go-to platform for home design. Since its public launch, Drafted has seen approximately 1,000 daily users, indicating steady growth for a nascent product.
Ultimately, Donahue's deep understanding of the problem, combined with the hard-won insights from his first attempt, provides Drafted with a unique advantage as it strives to make custom home design a reality for more people.
